General Description 

The 45 offers exceptional safety and seakeeping, comfort and livability, superb
craftsmanship and materials, and sparkling performance. The exclusive Full Foil Keel
unifies the performance of modern hull and foil designs with the superior seakeeping,
comfort and safety of a traditional long keel. This design adds numerous benefits for the
cruising sailor: superior protection from damage or fouling for both rudder and prop,
immensely strong integral hull and keel construction, and moderate draft with
exceptional stability. On deck, the well-planned layout provides the safety and security
needed in offshore conditions. Low speed maneuverability is aided by a bow thruster.
The 45's innovative, practical and well-appointed accommodations are focused on both
the requirements of extended cruising and a comfortable lifestyle when living aboard.
The navigation station features an upholstered armchair that swivels and adjusts on a
recessed cabin sole track, a wide navigation table with hinged top and a storage tray
below, and AC/DC electronic panels above the table. Carefully selected teak throughout the boat and chosen for both grain pattern and color is hand-crafted and varnished for a
furniture quality fit and finish.

Sails and Rigging


This boat is ready for offshore cruising. The mainsail is fully battened with an on deck
stack-pack storage system. The mast is keel stepped with double spreaders. The cutter
rig has two forward sails, the staysail and the large genoa, which allows for versatile sail
configurations. The cutter rig has furling systems on both the genoa and self-tending
staysail. Three manageable sails allow a small crew to set a variety of well-balanced
combinations for comfort, safety and performance over a wide range of wind and sea
conditions. The generous sail plan, coupled with the easily driven, long waterline hull
form, assures excellent light-air performance. All necessary control lines lead aft to
allow routine sail handling from the comfort and security of the cockpit.

*Sails and Rigging Work Items
*The chain plates, and back stay, head stay and staysail plates were replaced with
thicker 316 SS plates by Mack Yacht Services in August, 2023.
*A new staysail was installed by Mack Sails in 2023. 
*The mainsail, mainsail stack pack, and genoa were removed, inspected and repaired
by Mack Sails in 2023.
*A new mainsail stack-pack storage system was installed in November, 2018. 
*Halyard and control lines were replaced with new lines as needed by Mack Sails in
2023.
*New standing rigging was installed in 2014.
*New aluminum sheaves with ball bearings were installed at mast top in 2014.
*An asymmetrical spinnaker is included with the boat. 

Engines and Electrical

The main engine on Elsie Mae is a Yanmar 4JH3TE 62 hp turbo with 6300 engine 
hours. The engine has received routine maintenance according to Yanmar instructions
and had an extensive rebuild in late 2018 at 5650 engine hours as described below.
Features
*Located in the starboard side lazarette is a Northern Lights 6.5 KW generator with 784
hours for AC and battery charging. It is powered by a three cylinder Lugger diesel engine.                                                                                                                                                *The engine cooling system was rebuilt in late 2018. There is a separate start battery.
*Two solar panels of 327 watts each were installed above the transom in 2017 for a
total of 654 watts.                                                                                                                               *The panels are Sunpower SPR-E20-327 with a Victron SmartSolar MPPT 150/60 TR solar charge controller.
*Two new 500 A/H each AGM 8D house batteries were installed in late 2019. There is
a separate start battery.
* 120 volt sockets are located throughout the boat.
* Dual 30 Amp shore power inlets are located on the starboard side with two bus bars
on the AC panel. The entire system is bonded.
* The electrical system has a duel system galvanic Isolator.

 

Running Gear


* A three blade, automatic feathering Max Prop is installed. The original fixed three blade bronze prop is stored in the port side rear berth.
* A new PYI dripless shaft seal with vent tube was installed in 2018.
* The cutlass bearing was replaced in 2023.

Engines and Electrical Work Items

*The engine received an extensive rebuild in late 2018 (5650 engine hours) that 
included the following: A rebuilt and balanced IHI turbo, new 4JH2-TE injectors, all
valve clearances adjusted to Yanmar specs, performed cylinder compression test (all
cylinders within 10% differential range), performed sea trial and tested engine (engine
operated to specs).
*A new Xantrex Freedom SW2012 12V 2000 watt inverter/charger was installed in 
May, 2020.
*Engine head gasket and thermostat were replaced in May, 2023 (6100 engine hours).
*Maintenance significantly reduced black exhaust emissions.

Navigation, Electronics and Mechanicals

Below Deck Nav Station:

 
*Icom 802 single side band (SSB) transceiver is mounted on the right side of the nav
station with the antenna on the back stay.                                                                                        *Two Dana grounding plates connected to the SSB are mounted below the water line.
*A Standard Horizon VHF radio (Model GX2200) is mounted on the right side of the 
nav station with ram mic (Model CMP31 RAM3+ Mic) located at the helm and installed
in 2017.


Cockpit Pedestal

 
The stainless steel helm wheel at the pedestal is connected to a Edson rack and pinion direct system with wheel brake. This rack and pinion steering system is employed for its smooth, sensitive and responsive control and rugged reliability. A new leather kit was used to wrap the helm wheel in November, 2023.

The following items are located on the pedestal. 

* Engine control lever. 
* A new Raymarine Axiom+ 12? chart plotter was installed in 2022. A Raymarine S3G autopilot course computer is located in the port side aft berth.
*A new Raymarine AIS700 transceiver located in the lazarette was installed in December, 2019.
* Bow thruster control switch. A bow thruster solenoid pack was replaced in 2017.
* Ritchie SP-5 compass.
* Raymarine ST6001 Smart linear drive auto pilot controller.
* A new Raymarine ram mic (Model CMP31 RAM3+ Mic) was installed in 2017.
* Radar images from the radar dome appear on the chart plotter. A new Raymarine Quantum Q24D radar dome with a 24nm range was installed on the starboard back stay in 2022.
* Hinged table and cupholders. Other Instruments in Cockpit
* A new cockpit Icom 804 VHF radio was installed in November, 2023. ? Raymarine ST60 wind direction/speed.
* Raymarine ST60 depth.
* Raymarine ST60 speed.

Hull, Deck and Mechanicals

*Island Packet's exclusive PolyClad hull gel system resists osmotic blisters, while the
deck uses gels specially formulated for long term resistance to crazing and cracking.
*Gel coats are applied with high volume-low pressure (HVLP) application equipment
using statistical process controls to provide an exceptional finish as well as minimize imperfections associated with other building techniques.
*The hull of the 45 is built of solid triaxial laminate, providing the highest level of impact and puncture resistance and over twice the tensile strength of conventional woven roving laminates.                                                                                          *The deck is cored with PolyCore, an extremely tough inorganic matrix of glass microspheres and resin that is impervious to rot and delamination.                                                                                                                                      *All Island Packet 45 structural laminates and internal reinforcements are designed to meet or exceed ABS standards. 
*Full-length cabin top handrails, double lifelines and recessed fore and side decks with
raised bulwarks provide secure footing when underway.                                                                 *Solid 316 SS top rails that run aft from the life line gates were added in 2016.                                 *A 55 lb Spade anchor is on the starboard side anchor roller, and a 60 lb CQR anchor
is on the port side anchor roller as a spare.
*A new Windless Anchor V3 was installed in December, 2019 together with 200 feet of
new 3/8? HT chain in the starboard side chain locker and 100 feet of new 3/8? HT
chain in the port side chain locker.
*A Revere Offshore Commander 2.0 four person capacity life raft was purchased in
*November, 2017 and is stored on deck.
*A MOB LifeSling2 was purchased in 2019 and is stored on the aft starboard rail.
*Cockpit seat cushions were recovered in 2018.
*Three new Polyform Line Through HTM-4 (13.5?X34.5?) fenders and covers were
purchased in 2017 to replace old fenders.

Hull and Deck Work Items

* Nonskid surfaces on deck and cockpit were prepped and painted in November, 2023. 
* A new companionway door with glass and screen inserts was installed in December, 2023. Companionway drop boards are stored on board.
* New SS dorade vents were installed in October, 2023.
* New full enclosure cockpit canvas and windows were installed in May, 2023. Hull
Hull Work Items
* Bottom was painted, and running gear sanded, primed and painted in October, 2023.* The hull received a three step acid wash, wet sanding and polish in 2023.
* All thru hulls and seacocks were inspected in October, 2023. All thru hulls are clear and seacocks are operable.
The keel is three quarter length of a full keel and is slopped forward to the bow for the
remaining keel length.                                                                                                                      *The keel has a strong integral hull and keel construction that  protects the keel and running gear from damage.                                                                                                                                     *The draft as configured is 5'-6".                                                                                                           *A Vetus bow thruster has controls at the helm.                                                                                   *An anchor wash down pump and hose are located at bow.

Down Below


* New air-conditioning units were installed in the fall of 2023. The salon A/C is 16 BTUs and the aft A/C is 9 BTUs.
* Sixteen polished SS opening ports with safety glass, new screens and new curtains.
* Thirteen new chrome LED cabin lights with USB ports.
* Seven deck hatches in the forward head, forward stateroom, salon, aft head, aft stateroom, nav station and galley. The hatches were repaired or replaced as* Four new SS deck ventilators (dorade type) with screens* A large divided anchor locker with access from forward head.
* Salon and staterooms have a varnished teak and holly sole.
* Molded slip resistant cabin soles are in the galley, both heads, nav station and wet locker.
*The forward head has a stall shower (drains to electric sump pump) with a curtain on an overhead track, teak seat, large wrap around counter with polished SS sink, hot/cold pressure water, unbreakable mirrors, numerous storage cabinets, two opening ports, overhead hatch, and a Raritan head with a soft close lid.
*The forward stateroom has privacy doors to the salon and head compartment, a large offset double berth with teak shelves, cedar-lined drawers under, stowage lockers beneath, and a large cedar lined hanging locker, a teak bureau, four opening ports, overhead hatch, two deck ventilators, and a varnished teak and holly sole.
*The main salon has an L-Shaped pullout double settee berth to starboard, a single settee berth to port, teak cabinets and book shelves outboard of both settees. Large storage areas are behind and under each settee.                                                                                                                           *The drop leaf table folds against the bulkhead rack (with bottle/glass storage) and a chart drawer is under the starboard settee.                                                                                                                 *A large overhead hatch, numerous opening ports and two deck vents provide good ventilation. *Overhead handrails allow safe passage through the salon during rough weather.                          *The settees have 5" thick cushions that were recovered in 2019. 
*The navigation station has a large table with a chart storage tray, nav light, generous nav electronics cabinets with master AC/DC electrical panels, two storage bins, upholstered sliding seat and a ventilated wet locker with a drain to bilge.
*The aft head has a stall shower (drains to electric sump pump) with a curtain on overhead track, teak seat, large wrap around vanity with polished SS sink, hot/cold pressure water, unbreakable mirror, storage cabinets, opening port, overhead hatch and head with a soft close lid.                      *A sliding door is conveniently located near the companionway in the main salon plus an additional door for private access from the aft stateroom. 
*The aft stateroom has privacy doors to main salon and head compartment, a large double berth with a full-length teak shelf outboard, stowage lockers beneath, a dressing seat, a cedar-lined hanging locker, bureau with shelf over an opening port, two opening ports to the cockpit, an overhead hatch, and a varnished teak and holly sole.

Companionway and Galley


*In the companionway area there is a removable teak ladder with engine access from all sides and a courtesy red night light with switch by the ladder.                                                                           *On the sole, a teak grate lifts out for dust pan, fuel tank and bilge access.


 Galley


* The refrigerator/freezer is top loading, has injected froth type insulation throughout, lift out shelves, a large 13 cu. ft. volume with electric drain pump and light inside.
* The original Seafrost refrigerator/freezer system was replaced in 2017 with two Isotherm DC compressors and condenser plates. One system is for the freezer and the other for the refrigerator.
* The original Princess stove/oven was replaced in 2019 by a Force 10 gimbaled three burner LPG stove/oven with a SS guard. A harness with a hook is located directly under the stove.
* The double SS sink has a hot and cold pressure water tap, a retractable spray unit, and a new manual pump installed in 2023. A pot and pan locker is under the sink and under the oven. A microwave alcove with a new microwave is located to starboard above a large storage locker/pantry.
         

On The Transom 


*The Kato davit system is used for storing the 10 foot Avon rib dingy.                                                       *A new block and tackle system was installed in 2017.                                                                         *A new rail mounted outboard motor mount was installed in 2019.                                                                                                                        *The Yamaha 15 hp 2 cycle outboard motor received a full service in March, 2023.                        *The service included replacing spark plugs, thermostat, water pump and gear oil.                                             *The outboard motor was purchased new in 2013 according to the original listing. 
*A new Kato Marine outboard hoist was installed on the transom in 2017. 
*A swim ladder is on the transom with a SS transom mount and teak steps.
